This Pentonville Road site was purchased subject to planning for 30 apartments and ground floor retail space in March 2007. We successfully pre-sold 14 apartments to a housing association and 16 to private buyers, as well as pre-letting the retail space to Tesco for £85k per annum. The specification was upgraded in order to boost pre-sale valuations during the downturn and we purposely overran the build contract by nine months to catch the upturn in the market.
